Job Title: Dispatcher
Job Summary
- Dispatches service workers to specific work locations to provide assistance to customers or perform predetermined job roles
General Accountabilities
- Reviews work orders from departments or complaints from customers and records type and scope of service to be performed.
- Determines and schedules orders according to urgency.
- Contacts departments to verify availability of parts and equipment to ensure scheduled work performance.
- Receives check-in calls from service workers by radio, telephone, text, email or in person.
- Informs workers of type and location of work to be performed and dispatches workers to job.
- Keeps records of repairs, installation, removal of equipment or appliances, and hours required on each job.
- Monitor and record vehicle/equipment location GPS/ELD systems.
- Implement, monitor and update route optimization.
- Facilitate vehicle roadside assistance and other field communications/emergencies.

Job Title: Property Maintenance Technician
Job Summary
- Performs various maintenance and preservation duties involving physical labor at residential, commercial and governmental properties and handles service requests.
General Accountabilities
- Performs general cleaning duties of buildings or properties.
- Performs routine maintenance.
- Plans and lays out repair work, using diagrams, drawings, blueprints, maintenance manuals, or schematic diagrams.
- Records type and cost of maintenance or repair work.
- Cleans bathrooms, offices, hallways, and any other assigned areas by sweeping, mopping, scrubbing and polishing.
- Disposes of infectious waste when assigned.
- Empties and decontaminates trash containers.
- Moves, rearranges, and dusts furniture and fixtures.
- Mixes or blends routine cleaning solutions to proper concentrations as necessary for various tasks.
- Cleans and waxes floors using industrial-size mops and/or machines.
- Strips and polishes floors using buffing machines.
- Washes blinds, windows, and walls with prescribed solutions.
- Sweeps sidewalks, porches, and tiled surfaces.
- Operates wet/dry vacuum for cleaning and shampooing carpeted areas.
- Reports needs for minor building or equipment repair to supervisor.
- Replaces light bulbs and/or reports safety hazards to supervisor.
- Cuts grass, trims shrubs, waters plants, and performs other related duties on the grounds when assigned.

Job Title: Site Supervisor
Job Summary
- Supervises and coordinates activities of maintenance workers.
General Accountabilities
- Examine and inspect work progress, equipment, and work sites to verify safety and to ensure that specifications are met.
- Read specifications, such as work orders, to determine job requirements or to plan procedures.
- Ensure adequate material or worker requirements to complete jobs.
- Supervise, coordinate, or schedule the activities of maintenance workers and laborers.
- Confer with managerial personnel, other departments, or contractors to resolve problems or to coordinate activities.
- Coordinate work activities with other construction project activities.
- Supervise requests for materials or supplies.
- Locate, measure, and mark site locations or placement of structures or equipment, using measuring and marking equipment.
- Record information such as personnel, production, or operational data on specified forms or reports.
- Assign work to employees, based on material or worker requirements of specific jobs.
